Second on the list is the base. A shallow or poorly compacted sub-base settles, and once you have dips the lawn looks old even though the grass is fine. That is why we talk about excavation depth more than we talk about brand names.

Brush against the pile regularly, keep leaves off in autumn, rinse pet areas, top the infill up when walkways thin out, keep fire pits and barbecues on a hard surface, and do not attack it with a high pressure jet. That short list is the difference between a lawn that looks good at year twelve and one that looks tired at year six.

Fibres that no longer stand up after brushing and infill top up, backing that has become brittle and splits when lifted, joints that will not stay closed, or a base that has settled into dips across the whole area. At that point relaying over the top is a false economy; the base gets rebuilt and the lawn goes back properly.
