Patio repair, relaying and pointing problems

Loose slabs and crumbling patio pointing need a diagnosis before a new finish is chosen. Gardenscape's patio and landscaping service is the place to discuss repair or relaying when an existing surface has moved or no longer works properly. A free site visit helps distinguish a local issue from a wider problem with support, levels or drainage.

Relaying means lifting paving and correcting the construction before it goes back down. Replacing the joints alone does not secure a slab that rocks. We discuss the condition of your patio and provide one fixed written quote for the agreed work. Repointing-only availability should be confirmed when you enquire; this page does not promise that it is the right repair for every surface.

Garden surface and boundary options

What to check when slabs move

Notice whether one slab moves or several behave the same way. A loose edge, an isolated cracked joint and a wider area of sinking paving point to different checks. Water collecting in one corner, visible gaps beneath a slab or roots near the surface are useful observations to describe. They do not prove the cause without looking at the construction.

Avoid repeatedly filling a moving joint without checking the slab. If the paving shifts under a foot, fresh jointing material is being asked to hold together a structure that is still moving. The useful question is what has changed underneath or around the slab. Our lifting and loose-slab guides explain the difference between symptoms and underlying causes.

When relaying is worth discussing

A patio with serviceable paving may be a candidate for lifting and relaying rather than a completely new material. The decision depends on the condition of the units and how much of the supporting construction needs attention. Broken or badly damaged slabs cannot simply be made sound by putting them back in a different position.

Relaying also offers a chance to review levels and where rainwater goes. A patio that drains towards the wrong place needs more than an attractive joint. The surrounding lawn, path and doors limit what can change, so those connections should be considered before the extent of the work is agreed. A local repair and a full relay are not interchangeable descriptions.

Patio pointing and jointing compound

Pointing fills the joints between supported paving units. The suitable material depends on the paving and construction, while preparation and application requirements vary by product. Do not assume that every patio jointing compound can go over old material, into any width of gap or onto a surface with the same moisture conditions.

Where joints are failing, check whether the material itself is breaking down or whether movement is pulling it apart. A sound joint specification will not compensate for inadequate support. If you ask about re pointing a patio, include whether the slabs rock and whether water stands on them, so the discussion is about the whole problem rather than the appearance of the gaps alone.

Cracked joints, weeds and cleaning

Weeds in gaps and missing joint material can make a patio look worse than the paving itself. Cleaning may reveal what is still sound, but aggressive washing can also remove weakened joints. The pressure-washing service explains why the cleaning method needs matching to the surface rather than using the strongest jet everywhere.

For a patio with cracks, photographs taken before and after wet weather can help you describe what you see. Keep the difference between cleaning, joint replacement and structural relaying clear. These are separate jobs. The free visit is the opportunity to discuss which checks matter before any repair specification or new material is recommended.

Agreeing the repair scope and quote

Patio repair cost depends on what needs lifting, what can be reused, the condition beneath and the access for working. A small visible defect does not always mean a small underlying job, but it does not justify assuming the entire garden needs replacing either. The condition should guide the proposed work.

Ask the written quote to make the agreed area and preparation clear. If the plan includes relaying, it should not be confused with a cosmetic joint refresh. If new paving is the more appropriate option, the patio installation page explains material and layout choices. We do not publish an invented repair rate or promise a lifespan for existing pointing that has not been inspected.

Your questions answered

How long should patio pointing last?

It depends on the material, application, support beneath the paving and exposure. There is no reliable universal duration for an existing patio without understanding how it was built.

Why is my patio pointing cracking?

Movement, preparation or a jointing material unsuitable for the construction can contribute. Check whether the slabs move before treating the cracks as a joint-only problem.

Can loose patio slabs be relaid?

Relaying can be considered if the units are suitable to reuse. The support and levels need checking so the work addresses why the slabs became loose.

Do you offer repointing without relaying?

Please confirm the proposed work during your enquiry and site visit. Joint-only work should not be assumed where moving slabs or drainage require a different repair.
