Resin or Tarmac: Choosing a Driveway Surface
Resin bound gravel and tarmac are the two surfaces we are most often asked to compare, and the decision usually comes down to a straightforward trade-off: tarmac costs less to install, resin costs less to live with and avoids the planning question entirely.
This guide compares them properly across cost, construction, drainage, durability, appearance and maintenance, so you can decide which is right for your property rather than choosing on headline price alone.
How each one is built
Both surfaces need the same foundation work: excavation to around 250mm, a geotextile separation membrane on soft or clay ground, and a compacted stone sub-base. Everything below the surface is essentially identical, which is worth remembering when comparing quotes.
Tarmac is then laid hot in two courses — a coarser base course of around 40 to 50mm and a finer surface course of 20 to 25mm — each rolled while workable. A single thin layer is the classic cheap job and fails within a few years.
Resin bound is different. It needs a rigid base to bond to, which on a new driveway is usually a layer of open-graded porous asphalt or a permeable concrete over the stone sub-base. The resin and dried aggregate are mixed on site in a forced-action mixer and trowelled out at around 15 to 18mm thick, curing within hours.
The consequence is that resin cannot be laid directly onto stone or soil. Where an existing tarmac or concrete drive is sound, it can often be used as the base, which is why resin resurfacing is frequently cheaper than people expect.
Cost, up front and over time
On a new build-up, tarmac is cheaper per square metre and the gap widens on larger areas because hot lay plant costs are spread further. On a small suburban drive the difference narrows considerably.
Where a sound existing surface can be used as the base, resin closes most of the gap because the excavation and sub-base — the expensive half of a driveway — are already paid for.
Over twenty years the running costs diverge. Tarmac fades from black to grey within a few years, and restoring the appearance means sealing every five to eight years. It is also vulnerable to fuel and oil, which dissolve the bitumen binder.
Resin needs washing and little else. It does not fade appreciably, is unaffected by fuel spills, and does not need sealing. Neither surface needs re-sanding or repointing, which is a real advantage both have over block paving.
Permeability and planning
This is the most consequential difference. Tarmac is impermeable. Under English planning rules, surfacing more than five square metres of front garden in an impermeable material that drains onto the highway requires planning permission.
Avoiding that means designing drainage — falls to a channel drain, a soakaway sized by percolation test, and enough space to site it five metres from foundations. On a small frontage that is sometimes not achievable, and on the heavy clay across much of Essex a compliant soakaway can be substantial.
Resin bound over a permeable base infiltrates across its whole area, so no application is needed and no soakaway is required. The drainage is the surface.
Note the distinction between resin bound and resin bonded. Resin bonded is stone scattered onto an adhesive layer over an impermeable base — it is a surface dressing, it is not permeable, and it sheds loose stone. It is not the same product and should not be quoted as such.
Durability and how each fails
Well-built tarmac lasts fifteen to twenty years. It fails by ravelling, where surface stones work loose, by cracking as the base moves, and by potholing where water gets into a crack and freezes. It also softens in prolonged heat, so a car parked in one spot on a hot week can leave impressions, and turning a wheel on a stationary car scuffs the surface.
Resin bound typically lasts a similar period or longer. Its failure modes are different: it can crack if the base beneath it moves, it can lose stone if the resin ratio was wrong or it was laid in damp conditions, and UV over many years can slightly yellow lower-grade resins. A UV-stable resin avoids the last of these and is worth specifying.
Neither surface tolerates a poor base. Both are wearing courses laid over the same structure, and if that structure fails, so does whatever sits on it.
For heavy vehicles, tarmac has the edge — it is the standard for roads for good reason, and a thicker construction handles commercial loading well. Resin is designed for domestic and light vehicle use and needs a specifically designed base for anything heavier.
Repairs
Tarmac patches are easy and visible. A pothole is saw-cut square, the failed material removed, the base checked and the area reinstated hot. It is structurally sound and it always shows, because new tarmac is black and the surrounding surface is grey.
Resin repairs are less common but harder to make invisible. A patch is cut out and fresh material trowelled in, and matching the exact aggregate batch and the weathering of the surrounding surface is difficult. On the other hand, resin cracks far less often because there is no jointing and no individual units to move.
Where a service trench has to cross a driveway, tarmac reinstates more easily. This is worth thinking about if you know a water main renewal or a new supply is coming.
Appearance and property fit
Tarmac is uniform, dark and unobtrusive. It suits long rural drives, farm entrances and properties where the drive should recede rather than feature. Adding a block paved border and apron lifts it considerably for a modest cost.
Resin offers a wide range of natural aggregate colours and blends, from pale golden gravels to dark basalts, and the finish reads as gravel without the migration, noise and raking. It suits contemporary and period properties equally and holds its appearance year-round.
Resin is also smooth and continuous, which matters for wheelchairs, pushchairs and bicycles, and it does not carry loose stone into the house. It is quieter underfoot than gravel and less noisy under tyres than block paving.
One practical point: pale resin shows leaf staining and oil more readily than dark tarmac. On a drive under trees, a mid-tone blend is more forgiving than a light one.
Which to choose
Choose tarmac for large areas where cost per square metre dominates, for long rural driveways, where heavy vehicles are expected, and where there is space and ground suitable for a compliant soakaway.
Choose resin for front driveways where planning permeability rules apply, where an existing sound surface can be reused, where appearance matters and where you want minimal maintenance for the next two decades.
If the existing drive is a tired but structurally sound tarmac or concrete slab, get a price for resin over it before assuming a full replacement is needed. It is often the best value option available and is the single most common recommendation we make on Essex frontages.
